Check the permissions first

Before any property switches to short stays, three documents need checking: your mortgage terms, your lease if the property is leasehold, and your insurance policy. Many standard products do not allow short term letting, and running guests without the right cover is a risk not worth taking. Tax treatment also differs from a standard tenancy. Getting these foundations right first is part of the service, not an afterthought.

Short term let or standard tenancy?

The right answer is arithmetic, not fashion. A short term let can gross more, but out of that come platform commissions, cleaning, linen, utilities, consumables and empty nights. A standard tenancy grosses less but runs for months at a time with the tenant paying the bills. We will price both accurately for your specific property, and if the twelve month numbers favour a normal tenancy we will tell you and set that up instead.
