Boarding it up advertises the emptiness. Security patrols are effective but expensive. Property guardianship takes a different approach: the building stays genuinely occupied.

How property guardianship works

Guardians are working people, vetted and referenced, who live in an otherwise empty building under a licence arrangement rather than a tenancy. They get accommodation at well below market cost. The owner gets a building that is occupied, watched and cared for around the clock. It is a model used across the UK for empty offices, former care homes, pubs, schools and houses awaiting development, and it can be stood up and wound down far faster than a conventional letting.

What the owner gets

Live in deterrence. Lights on, cars outside and people coming and going deter intruders more reliably than any camera.
Falling costs. Guardianship typically costs a fraction of manned security, and occupied buildings are generally easier and cheaper to insure than empty ones.
Early warning. A leak, a broken window or a heating failure gets noticed the day it happens, not months later at the next inspection.
Flexibility kept. Licence arrangements are designed for buildings with a future plan, so when your development, sale or letting is ready to proceed, the building can be returned.

Which buildings suit guardianship

The best candidates are structurally sound buildings that are empty for a defined reason: a development scheme working through planning, a sale or letting some months away, an estate in probate, or a former commercial building awaiting a decision. Offices, pubs, care homes, schools and ordinary houses can all work. What matters is that the building can be made safe and habitable at reasonable cost, with working services, adequate fire precautions and space that can be set up for living. A derelict shell will not qualify; a tired but sound building usually will. If guardianship is not viable we will say so at the assessment and suggest what is.

The process

Free assessment. We visit the building, review its condition and services, and confirm whether guardianship fits.
Setup. Safety checks, essential works and living arrangements are put in place, and vetted guardians are selected.
Occupation. Guardians move in under licence, with regular inspections and a single point of contact for you.
Handback. When your plans are ready to proceed, the arrangement is wound down and the building returned.

Run responsibly

Guardianship only works when it is run properly. Buildings must be safe for occupation, with gas and electrical safety, fire precautions and decent living standards in place, and guardians must be vetted and treated fairly. That is how we run it.
