How to read the numbers

Gross yield is the annual rent divided by the purchase price. It is the headline figure sales listings quote, and the least useful one, because it ignores every cost of actually running the property.

Net yield subtracts the monthly costs you enter, so it is closer to what lands in your account. For a full picture your accountant will also weigh tax, purchase costs and how your mortgage interest is treated. Treat the calculator as a fast filter for comparing properties, not a substitute for advice.

A worked example

Take a house bought for £150,000 that lets for £750 a month. The annual rent is £9,000, so the gross yield is £9,000 divided by £150,000, or 6.0%.

Now add £150 a month of running costs for insurance and a maintenance allowance. That is £1,800 a year, which leaves £7,200 of rent. Divided by the same £150,000, the net yield falls to 4.8%. Fully managed, our 14% fee is £105 a month plus VAT, so the landlord would keep about £495 a month before tax.

The gap between 6.0% and 4.8% is why two properties with the same headline yield can perform very differently. Always compare net figures, and always use the same list of costs for each property you are weighing up.

Costs worth including

The calculator keeps things simple with three monthly cost boxes, but a realistic net figure should allow for everything the property costs you over a year. Landlord insurance, repairs and routine maintenance, the annual gas safety check, the electrical report every five years, an EPC every ten, and any licence fee all belong in the sum. So does an allowance for void weeks between tenancies, when there is no rent coming in but the bills still arrive.

Leave out purchase costs such as stamp duty, legal fees and a survey when you compare the yield of one property against another. Include them when you want to know the return on the cash you have actually put in.

What yield should you aim for?

There is no single right answer. Cheaper terraced houses in parts of Doncaster tend to show higher yields than larger homes in the most sought-after areas, but they can also bring more tenant turnover and higher maintenance bills. A lower yield on a property that lets quickly and rarely needs work can leave you better off than a high one that sits empty. Decide what matters most to you, whether that is monthly income, long-term capital growth or the least possible hassle, and judge every property against that.

What the management line means

The fully managed figure shows your net monthly income after our 14% fee. Self managing keeps that fee in your pocket, and in exchange you take on the tenant find, referencing, deposit registration, rent chasing, repairs coordination, certificate renewals, inspections and the 168+ regulations that now apply to landlords. Some landlords enjoy that work. If you would rather not do it, the fee is the whole cost: no setup, renewal, inspection or admin charges, and every fee is on our published price list.
